 If you are searching for a home on PEI I can set up an interactive listing search for you. This will allow you to view all the available properties that fit your criteria. I will set up a web page which contains listings specific to you. You can view, save, or decline the listings. You can also add other MLS listings to the page if you like so that you have all the information in one place. When new properties are added to the MLS system they will be added to your page and you will be notified by email. It is by far the best way to search for a home.  When it is time to view property you can create a short list of homes. I can arrange to show you the homes on your short list as soon as you are ready to start your home search.

 Information For Non-Residents

There are restrictions in PEI on land ownership by non residents. A non resident may purchase up to 5 acres of land or up to 165 ft. of shore frontage without special approval. Purchases over this amount would have to be approved by the Island Regulatory and Appeals Commission. The above limits are for each purchaser. For example if there are two non resident people such as a husband and wife purchasing the property they could purchase up to 10 acres or up to 330 ft. of shore front without special approval. Non residents can purchase more than these limits ; however they would have to go through the process of seeking approval. There is a fee for the process and usually would require a lawyer to file for you. You can find information on the commission's website at http://www.irac.pe.ca/ .

 Most real estate transactions in PEI are handled by Realtors who are members of the Canadian Real Estate Association. As a Realtor I have access to all property that is listed on the Multiple Listing Service (MLS). This makes the process of finding a home for you very simple. You work with just one Realtor and I can show you any of the hundreds of homes on MLS whether they are listed with my company or any other real estate company.

 

 Do you need an extra bathroom, a garage, a fenced backyard, or lower utility bills? Do you want a fireplace, a short drive to work, or maybe minimal yard work? Once your list is complete, decide what is most important to your lifestyle.
 Then it's location, location, location. Location affects your day-to-day living and is one of the most significant influences on value. Your choice of location may be limited somewhat by the price you can afford. Even so, make sure you consider such things as distance to work, schools, shopping and entertainment.
 What type of property do you want? A single-family detached home is attractive to many people because it typically provides more living space and land. On the other hand, a condominium may be a more appropriate choice for you, with an emphasis on maintenance-free living.I can help you analyze all of these buying issues.  Knowing your needs will enable me to use the tools I have at my disposal to search and find homes that meet your criteria. When you select a property and decide to visit a house, there are many things to consider. Does it have all the features you wanted? Is the neighbourhood what you expected? Try to picture your favorite furnishings in a room.
 Once you find the house you want to make your home, I will help you develop an offer. In the offer, you should specify how much you're willing to pay. State when the offer expires, and suggest a closing date for the transaction. You can also propose some conditions on the offer. I can advise you on this. One common condition is to make the purchase conditional on an inspection by a qualified home inspector. You will need to present a deposit along with your offer. An appropriate deposit will show your good faith to the seller. The seller's agent is bound by law to bring all offers to the seller's attention. After your offer is accepted and all the conditions are met, the offer becomes binding on both sides. Make sure you understand and agree with all of the terms of the offer before signing.

 Real estate purchases in PEI are subject to a land transfer tax which is 1% of the purchase price. The only exception to this tax would be if you never owned a home and the home being purchased is less than $200,000.

 Most house purchases are not subject to the 5% goods and services (GST) tax; however new construction and property being sold by businesses are often subject to the tax. It is important to know before you put in an offer.
